3) Proof of profit over the past 2 years
4) A solid domain name (the shorter the domain the better)
5) A solid business model that has the potential for longevity.

Now, you can still make money on your website if these criteria are not there. You will not get as much, but you can still recover some or all of the costs you incurred to build it.
